Here's how Let Smart will work for you.
1.Let Smart can provide a free rental appraisal of your property.
2.Both Parties agree upon and sign a letting authority for your property. These contracts are tailored to meet the specific needs of each landlord/property.
3.Let Smart will photograph and advertise the property according to your marketing plan. We advertise on Trade Me, this website and our Facebook page. We also have a few more tricks up our sleeve should the need/opportunity arise.
4.Let Smart will liaise with potential tenants (and existing tenants if property is tenanted) for viewing times. Viewings will be fully supervised. Potential tenants will be provided with printed information about the property to take away with them.
5.Potential tenants will 'apply' for the property via a formal, detailed application form supplied by Let Smart.
6.Let Smart will use the information provided on the application form to thoroughly check potential tenants, we will discuss applications with the Landlord. Let Smart can arrange a meeting between the landlord and preferred candidates before final approval if required.
7.Let Smart will prepare all necessary documents for a tenancy and have the tenants sign them. Let Smart will also provide information packs for Landlords and Tenants to help make the rest of the tenancy stress free for both parties.
8.Let Smart will collect initial rent and bond payments and lodge the bond with Department of Building and Housing, copies of all documents to be provided to both parties.
9.Let Smart will advise tenants when and how to pay rent to the landlord. Let Smart can prvide the appropriate AP forms if required by the tenants.
10.Let Smart can also carry out independent entry and exit inspections with tenants on behalf of the landlord. This service is optional for Let Smart Landlords but is reccomended by the Department of Building and Housing.
